Ms. Taplin concentrates her practice on commercial real estate transactions, including acquisitions, dispositions, financings, and leasing matters, in New Jersey and Florida. She represents owners, investors, and developers in various aspects of commercial real estate, from contract through closing, on complex issues related to the purchase, sale, development, and financing of mixed-use, multifamily, office, shopping center, and industrial projects. She often advises on transactions that involve properties with unique environmental conditions and complex title issues. She also has significant experience representing owners and developers in the structuring, creation, and operation of residential, commercial, mixed-use, and hotel condominiums, homeowners’ associations, and planned communities.
Ms. Taplin provides clients with integrated legal solutions in all phases of complex commercial real estate transactions, from inception to conclusion. She represents private and public property owners in the acquisition, disposition, finance, development, and leasing of diverse forms of real property throughout New Jersey and Florida.

Advises clients from contract through closing on complex issues related to the purchase, sale, development, and financing of mixed-use, multifamily, office, shopping center, and industrial projects.
Commercial Leasing
Represents landlords and tenants in the documentation and negotiation of commercial lease transactions and commercial landlord and tenant issues, including ground leases, subleases, modifications, extensions, options, and subordination and non-disturbance agreements.
Real Estate Finance and Construction Lending
Represents lenders and borrowers in real estate acquisition, mezzanine, construction, and permanent loan financings, from negotiation to documentation and closing. Provides counsel to borrowers entering into interest rate swaps to hedge interest rate risk.
Public-Private Infrastructure Project Management
Represents governmental agencies in large-scale infrastructure and development projects with private developers.
Volume Real Property Acquisitions and Dispositions
Manages high-volume and simultaneous real estate acquisitions and dispositions, from negotiation to documentation and closing.
Condominium and Community Development and Association Law
Represents developers in the structuring and creation of residential, commercial, mixed-use, and hotel condominiums, as well as planned developments. Advises homeowners and condominium associations on legal matters pertaining to the operation of the communities.
Bank-Owned Property Dispositions
Represents banks in the dispositions of bank-owned real estate and works closely with REO departments to resolve matters related to property that was acquired through foreclosure.
Preferred Residential Real Estate Transactions
Negotiates contracts for and performs closings on the purchase and sale of preferred residential real estate transactions.
Complex Real Property Title Law, Title Insurance, and Survey Issues
Advises clients on technical and complex title and survey matters.
Real Estate Transaction Environmental Counseling
Assists clients in real estate matters that involve complex environmental issues, including sales of development property with ongoing remedial work and transactions involving Superfund sites. Also advises on transactions where New Jersey’s Industrial Site Recovery Act (ISRA) is applicable.
